General Rental Terms and Conditions

1. Purpose

These General Rental Terms and Conditions define the booking, payment, cancellation and stay conditions applicable to the seasonal rental of the property Bella Sotta, located in Southern Corsica.

Any booking implies full and unconditional acceptance of these terms and conditions.

2. Booking

The booking becomes firm once the stay request has been confirmed and the deposit provided for in the payment schedule has been paid.

The tenant undertakes to provide accurate information regarding their identity, the number of guests and the dates of the stay.

3. Payment terms

Payment is made according to the following schedule:

  • 50% of the total amount is due at the time of booking.
  • The remaining balance must be paid no later than 30 days before arrival.

If the booking is made less than 30 days before arrival, the full amount of the stay may be required at the time of booking.

If the balance is not paid within the required timeframe, the booking may be automatically cancelled, without refund of any amounts already paid.

4. Cancellation policy

All prepaid amounts are non-refundable.

In the event of cancellation by the tenant, whatever the reason, any amounts already paid shall remain the property of the owner.

The tenant is advised to take out cancellation insurance covering any unforeseen circumstances.

5. Security deposit

A security deposit of €1,500 is required in the form of a bank pre-authorisation.

This pre-authorisation is made 1 day after arrival and cancelled 3 days after departure, provided that no damage, breach of rules or additional costs have been identified.

The security deposit may be used in full or in part in the event of damage, loss, breakage, abnormally insufficient cleaning, failure to comply with the house rules or any outstanding costs.

6. Arrival and departure times

Arrival is possible from 5:00 PM.

Departure must take place no later than 10:00 AM.

Any unauthorised late departure may result in additional charges.

7. Occupancy of the property

The property is rented for the number of guests stated at the time of booking.

Any additional undeclared person must be approved in advance.

The tenant undertakes to use the property peacefully and in accordance with its purpose as a seasonal rental.

8. Children

Children are allowed.

Parents or accompanying adults remain fully responsible for supervising them, particularly around the swimming pool, outdoor areas and house equipment.

9. Pets

Pets are allowed subject to compliance with the house rules.

The tenant undertakes in particular to:

  • avoid any disturbance to the neighbourhood,
  • not allow pets on beds, bedding or sofas,
  • pick up pet waste in the outdoor areas,
  • carry out specific pre-cleaning before departure,
  • report any possible damage.

Charges or deductions from the security deposit may be applied in the event of non-compliance.

10. Accessibility

The property is indicated as suitable for elderly guests or guests with reduced mobility and as wheelchair accessible.

However, it is the tenant’s responsibility to check, before booking, that the configuration of the property meets their specific needs.

11. House rules

The tenant undertakes to comply with the house rules communicated before or during the stay.

In particular, the tenant undertakes to:

  • respect the peace and quiet of the neighbourhood,
  • take care of the property, furniture and equipment,
  • not organise any party or event without prior approval,
  • comply with the instructions relating to the swimming pool, equipment and outdoor areas,
  • promptly report any problem encountered during the stay.

12. Cleaning and condition of the property

The property is handed over to the tenant clean and in good condition.

End-of-stay cleaning is organised according to the conditions provided at the time of booking. However, the tenant must return the property in a proper state of use: dishes put away, bins emptied, personal belongings removed and equipment used with care.

Abnormally extensive cleaning may result in a deduction from the security deposit.

13. Liability

The owner may not be held liable for any loss, theft, accident or damage suffered by the tenant or accompanying guests during the stay, except in the event of proven fault on the owner’s part.

The tenant is responsible for any damage caused by themselves, the occupants of the property, children or pets present during the stay.

14. Insurance

The tenant is invited to check that they have holiday rental civil liability insurance covering any damage that may occur during the rental period.

15. Acceptance of the terms and conditions

Validation of the booking constitutes full and unconditional acceptance of these General Rental Terms and Conditions.
